East Cobb has no city limits, so no agency publishes a single “East Cobb” home price. This page uses Zillow’s figures for the four Marietta ZIP codes we cover as East Cobb: 30062, 30066, 30067 and 30068. In August 2026 the typical home in them was worth between $404,850 and $673,396, according to the Zillow Home Value Index. Every one of the four was slightly lower than a year earlier.

What this means for you

  • Prices have stopped rising. Three of the four ZIP codes peaked in June 2024, and 30068 peaked in June 2025.
  • East Cobb still costs more than Cobb County as a whole in three of its four ZIP codes.

The federal index

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish a ZIP code or East Cobb figure each quarter. The closest is the Marietta metropolitan division, which the Census Bureau’s 2023 metro area list defines as Cobb, Cherokee, Paulding, Bartow and Haralson counties.

FHFA measure, Marietta division 2nd quarter 2026 2nd quarter 2025 Change
All-transactions index 396.70 394.70 +0.51%
Purchase-only index, seasonally adjusted 458.28 452.45 +1.29%

How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not only those that sold, so it moves slowly. Zillow does not publish median sale prices or days on market by ZIP code, so this page does not show them.

FHFA’s index uses actual repeat sales, so it can rise while Zillow’s estimate dips: the two measure different things over different areas.

Your own home can differ from both. The Cobb County Board of Tax Assessors’ guide to reviewing your appraisal against nearby sales (PDF) shows how to compare recent sales near you. The assessors said this year that Cobb home prices had gone up slightly over the past year, that more homes were for sale and that they were taking longer to sell. Their figures run on a Jan. 1 valuation date, which is why they can differ from Zillow’s August reading.

What this means for you

  • Buyers: values in all four ZIP codes are below their peaks, and the assessors report more homes on the market.
  • Sellers: a year-over-year dip of 0.07% to 2.15% is small next to the 65% to 80% gain over 10 years.
  • Everyone: watch the weekly real estate transfers for actual sales near you.
