2026 Cobb County property tax bills are due Thursday, Oct. 15. Tax Commissioner Carla Jackson’s office issued the bills in August: 270,574 of them, worth about $1.36 billion. A payment counts as on time if it reaches the office or carries a U.S. Postal Service postmark by Oct. 15.
East Cobb is unincorporated, so homeowners get one bill from the county, covering Cobb County government, the fire district and the Cobb County School District. Addresses inside a city, such as Marietta, also get a city bill, because the seven cities of Cobb bill their own taxes.

The 2026 tax rate
The Board of Commissioners kept its rates unchanged on July 28, when it adopted the fiscal 2027 budget. Because the county’s tax digest rose through reassessments, state law required the county to advertise the unchanged rate as a “tax increase.”
The tax commissioner’s 2026 millage table shows these rates for unincorporated Cobb, county code 9:
| Levy | 2026 rate (mills) |
|---|---|
| County general | 8.46 |
| Fire district | 2.97 |
| Cobb County School District general | 18.70 |
| Total | 30.13 |
Properties in the Cumberland Special Services District 2 pay another 2.45 mills.
Unincorporated Cobb’s rate since 2016
The total county bill rate has stayed between 30.13 and 30.35 mills since 2018, according to the tax commissioner’s published tables. The school general rate fell from 18.90 mills in 2022 to 18.70 in 2024.
How your bill is worked out
Georgia assesses property at 40% of its fair market value, the Board of Tax Assessors says. Exemptions come off that assessed value, and the rest is multiplied by the millage rate divided by 1,000.
A worked example, with no exemptions: a home valued at $400,000 has an assessed value of $160,000. At 30.13 mills, the bill is $160,000 times 0.03013, or $4,820.80. Your homestead exemptions lower that. The tax commissioner’s tax estimator runs the figures for a real address.
Homestead exemptions
The tax commissioner’s exemptions page lists the county’s main exemptions for a home you own and live in on Jan. 1:
- Basic homestead: $10,000 off the assessed value for county general and school general taxes.
- School tax exemption at 62: no school general or school bond taxes for owners who are 62 or older on Jan. 1.
- Disability, senior income-based, disabled veteran and surviving spouse exemptions, each with its own proof requirements.
Cobb also has a floating homestead exemption that the county says freezes a home’s taxable value when the owner applies. Because of it, the Board of Commissioners voted 4-0 in February 2025 to opt out of the statewide HB 581 exemption. For 2026, the state also applied a Homeowner Tax Relief Grant to qualifying homestead bills.
Deadline: applications for a tax year must be in by the appeal deadline on that year’s assessment notice. For 2026 that was July 20, and late applications lose the exemption for the year. Apply online with a Georgia driver’s license showing the property address. If you sell, move or start renting the home, Georgia law requires you to tell the tax commissioner; the assessors say failing to report it brings back taxes, interest and a 50% penalty.
How to appeal your value
The assessors mailed 2026 Notices of Assessment on June 5. You have 45 days from the date on the notice to appeal, according to the Board of Tax Assessors, which publishes a guide to reviewing your appraisal against nearby sales (PDF). The notice is not a bill. The assessors are at 736 Whitlock Ave., Suite 200, Marietta, 770-528-3100.
